Once instructed, we will advertise your property
on leading websites, on our website (updated daily) and on our local listings
(available to prospective tenants who browse or listings locally).
In addition, we will seek to match your property with the most suitable
tenants in our rental database.
Marketing
your Property
We have developed 'value advertising packages'
with all major newspapers to suit your property requirements. Distinctive
"To Let" boards can be placed outside your property.
Viewings
An experienced member of staff will meet prospective
tenants at a time of their choosing. Feedback will be speedily conveyed
to you.
Vetting Prospective Tenants
We will vet prospective tenants by taking references
- securing bank and employers references and previous landlord references,
if applicable. A deposit is taken on your behalf when the property is
booked.
Sorting out the Finance
Generally, tenants pay one month's rent and one
month's security deposit on the signing of the lease. After the deduction
of fees and outlays, we will send you a balancing statement. If required,
we will ask the tenants to complete a standing order with your bank for
future rental payments.
Transfer of Utilities
We will take meter readings for the Gas and the
Electricity and transfer the accounts into the new tenant's name(s).
Renewal of Lease
Most of our clients tend to avail of our renewal
service (available at an additional charge).

Property Registration
The Landlord must register the property with the
local authority, and this involves a nominal annual fee. We can assist
with property registration , and advise if you are a new landlord on landlord
registration.
